
The project proposes the sensitive redevelopment of 451–453 High Road, within the Tottenham High Road Historic Corridor and the Bruce Grove Conservation Area, to deliver a high-quality, five-storey boutique hotel. The scheme introduces a new-build structure with an active street frontage, including a flexible Class E commercial unit at ground level, replacing the existing dilapidated single-storey building.
The hotel will provide 16 guest rooms alongside approximately 46 sqm of commercial space, designed to accommodate contemporary hospitality standards and modern amenities.

The design responds carefully to its historic context, incorporating articulated setbacks and façade detailing that reflect the scale and rhythm of neighbouring residential buildings.


A sculpted, curved corner marks the prominent junction of High Road and Forster Road, introducing a contemporary yet sensitive architectural gesture.
Following a positive response from the local authority at pre-application stage, the design team is progressing the scheme further, refining the architecture and exploring opportunities for increased massing ahead of a full planning submission.
