This project introduces five new flats within acarefully massed infill development at the rear of a semi-detached house inEaling. The scheme includes a large three-bedroom family flat on the groundfloor with direct access to private outdoor space, alongside four smaller unitson the upper floors. A recessed secondary volume provides shared access andcycle parking for residents.

All flats are dual-aspect, maximising daylight andventilation, with the larger units meeting accessibility requirements. Thebuilding uses a palette of buff bricks and render that reference theneighbouring Edwardian streetscape, ensuring the design integrates sensitivelywith its context. The design balances privacy for neighbouring properties withoptimised internal space and outdoor amenity for residents.

Overall, the project responds to Ealing’s highdemand for well-designed housing, delivering a mix of unit sizes within acontemporary scheme that complements its surroundings. At Beyond Design, webelieve that high-quality urban housing should optimise limited land in Londonwhile respecting privacy and context.
